Discovery Bay was built for the water. Most homes here have a private dock, and the backyard is the path between the house and the boat. That makes the yard more than a lawn and a patio. It is the whole waterfront experience.

We design and build outdoor living spaces for Discovery Bay homeowners who want the space between the back door and the dock to feel finished, comfortable and built for summer on the Delta.

A Planned Delta Community

Discovery Bay began in 1964 as a planned community on the Byron Tract, land that had been farmed for barley and potatoes. It was first called Riverside and River Lake before taking its current name in 1968. The original town was built on man-made waterways and residential islands, and newer neighborhoods have since grown on former farmland to the north and west. The Discovery Bay Country Club golf course fills the southeastern corner.

About 15,000 people live here today.

Local Conditions

Built for the land you live on.

Discovery Bay is unincorporated, so building permits go through Contra Costa County. The Town of Discovery Bay Community Services District handles water, sewer, landscaping and recreation, but not zoning. Reclamation District 800 maintains about 19 miles of levees in the area, though most waterfront homes sit outside levee protection, so flood zone status can matter for design. Work at the dock or shoreline may involve other agencies. We confirm what applies to your property during planning.

Delta Waterfront

Design from the dock back to the house.

On a waterfront lot, the view is toward the water and so is the traffic. People walk from the kitchen to the boat carrying coolers, towels and kids.

We plan the yard around that flow. A clear walkway to the dock, an outdoor kitchen and dining area that faces the water, shade for hot afternoons and lighting for evenings on the channel.

We also design for the setting. The community sits about 7 feet above sea level, so drainage gets careful attention. Delta breezes can affect where fire features and umbrellas go. Dock and shoreline work is handled under separate rules, so we design the yard to connect cleanly with what is already there.

Questions

What local homeowners ask us.

Can you build right up to the dock?

We design the yard to connect with your dock and shoreline. Work on the dock itself or at the water's edge can fall under separate rules, so we sort out where our work ends and plan around it.

Who issues permits in Discovery Bay?

Contra Costa County, since Discovery Bay is not an incorporated city. We handle that as part of planning.

How do you deal with drainage on such low ground?

Carefully. We grade and design drainage so water moves away from the house, and we look at site conditions early.

How do we get shade without losing the water view?

A cantilever pergola or well-placed shade structure covers the seating with no posts in the sight line.

Do you work in the newer neighborhoods too, not just on the water?

Yes. We design and build for homes across Discovery Bay, waterfront or not.

What is the first step?

A Discovery Consultation at your home, ideally walking the yard from the house to the water.
