Livermore has one of the oldest wine traditions in California and some of the hottest summer afternoons in the Bay Area. The best evenings here come after the heat breaks, when the breeze comes through the valley and the light goes gold over the vineyards.

We design and build outdoor living spaces for homeowners in Livermore with both of those facts in mind. That means shade that actually works, materials that handle the sun, and spaces made for long dinners outside.

Downtown, Vineyards and a Very Old Light Bulb

Downtown Livermore has come into its own. The city rerouted the old highway out of the center in the early 2000s, and First Street is now anchored by the Bankhead Theater, which opened in 2007.

Beyond downtown, more than 50 wineries make up the Livermore Valley appellation, one of the first in the country, established in 1982. Wente Vineyards, founded in 1883, is the oldest family-owned winery in the United States. Back in 1889, a Cresta Blanca wine from this valley won a grand prize at the Paris Exposition, a first for California.

The city has its quirks too. The Livermore Rodeo dates to 1918. And at Fire Station 6 on East Avenue hangs the Centennial Light, a bulb that has been burning almost continuously since 1901.

What We Create Here

Outdoor living, designed and built as one.

What Livermore Homeowners Build

For older homes in the Jensen Tract and near downtown, we often keep mature trees and design the new spaces around them.

Local Conditions

Built for the land you live on.

Soil. Livermore soils vary. Gravelly valley soils drain well, while some clay-rich beds and clay soils in north Livermore have moderate to high shrink-swell potential. We plan base and drainage to the site.

Fire hazard zones. The state released updated local fire hazard maps in February 2025, and the city moved to adopt them. Homes near the open hills may fall in mapped zones with added requirements. We check your parcel during planning.

Defensible space. The city's own guidance calls for keeping flammable materials away from the house and grass at 4 inches or less. We design planting and hardscape near the home with that in mind.

Permits and water. Permits are issued by the City of Livermore. Water comes from Zone 7 through local retailers, including the City of Livermore Water Resources Division, so we confirm your provider's rules early.

Built for Valley Heat

In Livermore, shade is not a finishing touch.

Average highs in Livermore run near 89 degrees in July and August, and the city's record is 116. A patio that sits in full afternoon sun will go unused for months. So we start every Livermore design with the sun path.

That shapes almost every choice. West-facing yards often need a solid patio cover or a cantilever pergola. Lighter pavers and stone stay cooler underfoot than dark surfaces. Trees go where they will shade the house and patio in five years, not just look good on day one. A water feature adds sound that makes a hot evening feel calmer.

The payoff comes after sunset, when temperatures drop and the valley breeze arrives. Plan for that with lighting and a fire pit for later in the year.

Questions

What local homeowners ask us.

What is the best shade option for a hot Livermore backyard?

It depends on orientation. A solid patio cover gives the most relief in afternoon sun, while a pergola works well with climbing plants or shade fabric. We model the sun during design.

Which plants handle Livermore summers?

Mediterranean and California native plants do well with Livermore's heat and low rainfall. We pair them with drip irrigation so they establish well.

Is my home in a fire hazard zone?

Check the state fire hazard map or the Livermore-Pleasanton Fire Department's website for your parcel. We also check during planning and design to meet any added requirements.

Do you work in South Livermore near the wineries?

Yes. We design and build outdoor living spaces throughout Livermore, including larger properties in South Livermore.
